The Most Sustainable Hotel Interior Is Not Necessarily the One With the Most Sustainable Finishes

A hotel can empty an interior into skips, replace almost everything, select a new palette carrying impressive environmental language and call the result a sustainable refurbishment.

The timber may be certified. The carpet may contain recycled material. The fabric may have a carefully documented supply chain. These can all be responsible choices.

But an earlier question may have been missed.

Did everything need to be replaced?

Sustainable hotel refurbishment should begin before the finish schedule. The first task is diagnosing what can be retained, what has become a liability and what could be adapted. Lower-impact products matter, but unnecessary strip-out creates new demand, waste and disruption before the samples arrive.

Retention is not automatically right either. Safety, compliance, maintenance, operations and the lived guest experience must be considered together.

The finish schedule matters. The sequence of decisions matters more.

A guest experiences condition, not environmental claims

Materials do more than complete a visual composition. Their texture, temperature, reflectance, acoustic behaviour, smell, ageing and maintenance contribute to how a space is perceived and used.

A guest does not need to identify a peeling coating or stained textile consciously to register that a room feels neglected. Equally, an old element is not valuable merely because it has survived. Glare, poor acoustic separation, confusing circulation or an inaccessible room control may continue imposing friction even when the finishes look presentable.

This is where neuroarchitecture contributes to refurbishment. It asks how the physical environment may support or burden attention, comfort, orientation, restoration and behaviour. It does not turn every design preference into a neurological claim. It makes the human consequences of material and spatial decisions part of the diagnosis.

The Australian Government’s Commercial Buildings Baseline Study 2026 includes embodied carbon from new commercial construction and covers short-term accommodation. Australia also has a NABERS embodied-carbon pathway for eligible new buildings and partial rebuilds, supported by current rules and national material data.

Not every hotel fit-out is eligible for that rating. The broader direction is still important: the materials already invested in a building are no longer environmentally invisible.

Retrofit is closer to diagnosis than decoration

Every installed element has a biography. It carries extraction, manufacture, transport, labour and construction. It may also carry cultural value, brand recognition or the marks of a building guests could not experience elsewhere.

Removing it ends that service life and begins another chain of removal, disposal, manufacture and installation. Yet preserving an element that performs poorly can also extend maintenance, sensory and operational problems.

The useful question is not simply, “What sustainable product should replace this?”

It is, “What evidence supports intervention?”

A practical refurbishment brief can organise that diagnosis into three decisions.

Retain what still carries value

Retention should be active, not accidental. An element deserves to remain because it can continue serving the next version of the hotel.

Existing timber might be refinished. Sound stone may be lifted and reused. Joinery carcasses may accept new fronts or hardware. Furniture can sometimes be repaired, reupholstered or redistributed.

The decision still needs evidence. What is the condition? Can damaged parts be replaced? Can hygiene, accessibility and fire requirements be met? Does the element support the intended guest experience? Will retaining it reduce closures and disruption, or create years of difficult maintenance?

Existing is a reason to investigate, not an instruction to preserve.

Replace what has become a liability

Some elements have reached the end of their useful life. Others still function technically but undermine the hotel operationally or experientially.

I would not specify fashionable coloured tapware for a hotel merely because it photographs beautifully. The coating, substrate, warranty, cleaning chemicals and intensity of use matter. If the finish is unlikely to withstand the environment, premature deterioration creates replacement materials, labour, closed rooms and waste.

Luxury that begins peeling after repeated cleaning is not luxury. It is an early replacement programme.

The same applies to textiles. A natural fibre is not automatically the more responsible option if it cannot withstand the abrasion, staining and cleaning demands of its setting. A performance textile is not automatically sustainable either. Composition, treatments, emissions, cleanability, repairability and expected service life all matter.

Recently, while reviewing two natural wool rug constructions for a commercial space, the choice was not simply between a beautiful handmade rug and an impersonal commercial product. We considered whether handmade wool construction or wool with a commercial base could preserve the tactile and visual experience while meeting traffic, cleaning and stability requirements.

Natural was the starting point, not the conclusion.

This is neuroarchitecture in practice: considering how material character contributes to comfort and perceived quality, while recognising that premature deterioration changes the experience too. It is a design judgement, not a promise that one rug construction produces a guaranteed neurological response.

Adapt what can serve another life

Between retention and replacement is often the most productive category.

An element may not suit the new brief in its current form but still hold useful material, structural or experiential value. Adaptation may mean reconfiguring joinery, introducing replaceable wear components, refinishing sound substrates, improving access to services or upgrading lighting and acoustic performance around retained fabric.

It can require testing, specialist repair and careful coordination. Sometimes replacement will prove more reliable over the whole life of the project. That is not a failure of retrofit thinking. It is the result of applying it honestly.

The best circular detail may never appear in a photograph. Its value becomes visible years later when one worn part can change without everything around it becoming waste.

Five questions before approving strip-out

Before demolition and procurement scopes are fixed, hotel owners should ask:

  1. What evidence supports removal? Is the element unsafe, damaged, non-compliant or operationally unsuitable, or is a blank sheet simply easier?
  2. What value would disappear? Consider material, character, guest recognition, repair knowledge, programme and replacement lead time.
  3. What would retention require? Include investigation, cleaning, repair, adaptation, recertification and future maintenance.
  4. What would replacement require across its life? Consider manufacture, transport, installation, cleaning, repairability, expected service life and disposal.
  5. Will the new work be easier to change next time? If the same irreversible assembly is repeated, the problem has only been postponed.

Better refurbishment begins with better questions

Sustainable refurbishment should not become an academic exercise that ignores hotel operations. Nor should it preserve failing interiors for the sake of appearing responsible.

The most sustainable material may be the one already installed and still capable of doing its job. Sometimes it will not be. The difference cannot be read from a green label, a natural-material claim or a mood board.

It has to be diagnosed through material condition, human experience, operations and expected service life.

Retain what still carries value. Replace what has become a liability. Adapt what can serve another life.

The goal is not to make an old interior last forever. It is to make every intervention earn the resources it consumes.
