A hotel design brief built around neuroarchitecture principles is the most commercially significant document in any hotel development or refurbishment project. The decisions made before a designer draws a single line determine the acoustic performance of the building, the circadian quality of the light environment, the spatial legibility of the floor plate, and the biophilic integrity of the guest experience. Most of these decisions cannot be recovered after construction.

Why the brief stage determines the performance ceiling

Hotel refurbishments frequently fail to lift ADR, not because of design quality, but because the decisions that determine the guest experience ceiling were made at the brief stage and cannot be corrected after construction (Fettahlioglu, 2024). Acoustic isolation, circadian lighting infrastructure, and spatial planning are all locked before the interior design phase begins.

A neuroarchitecture-led brief addresses this gap by establishing physiological performance criteria before aesthetic decisions are made.

What an evidence-based hotel design brief covers

Guest profile and neurological priorities

Different guest profiles have different physiological priorities. Business travellers arriving after long-haul flights need circadian recovery support and sleep quality as the primary design objectives. Resort leisure guests need different sensory conditions. The brief begins with the guest profile and derives physiological objectives from that profile.

Acoustic performance targets

Noise is the number one reported sleep disruptor for hotel guests (GWI / SSB Road Warrior Survey, 2024). Acoustic isolation is a construction-stage decision. The hotel design brief must specify acoustic performance targets as a structural requirement before the building design is locked.

Circadian lighting hotel design

Gooley et al. (2011) established that standard room lighting suppresses melatonin onset within one hour of exposure. Circadian lighting hotel design, the circuit layout, dimmer specifications, and colour temperature range that allow a room to transition from alerting daytime conditions to sleep-supportive pre-bed conditions is an electrical design decision that must be in the brief before the mechanical and electrical design is completed.

Biophilic design integration

Biophilic design parameters are brief-stage decisions. The priority biophilic patterns (visual connection with nature, prospect and refuge, and material connection with nature) must be resolved at the layout and structural stage (Browning, Ryan & Clancy, 2024). The brief establishes which patterns are achievable given the property’s site and sets the specification standard that procurement must meet.

Spatial quality and cognitive load

Cognitive load from poorly planned spaces reduces perceived quality regardless of finish level (Fettahlioglu, 2024). The brief addresses circulation legibility, the arrival sequence, acoustic and visual quality of threshold moments, and spatial proportions of key guest-facing areas.

FF&E specification integrity

Hotel FF&E typically represents approximately 18% of total project cost in a mid-rate hotel (Penner, Adams & Robson, 2012). The brief must establish which FF&E items are performance-critical and which are substitutable, before procurement begins.

Properties with biophilic public spaces show materially higher dwell times, converting to food, beverage, and retail revenue (Interface / Gensler, 2015). Properties with resolved acoustic environments and circadian lighting consistently outperform comparable properties on sleep-related satisfaction metrics.
