The guest experience you get from this is neutrality. Nobody complains. Nobody raves. The property sits at its category average and competes on rate when it needs to fill rooms.

The asset doesn’t depreciate in the accounting sense – the guest experience does, and it was already starting from a low base.
The renovation arrives sooner than it should. And you do it all again.
