Keynotes

Three keynotes, each shaped to the room it is given in. All three rest on one idea: the spaces we live and work in are quietly shaping how we feel, think and decide.

Your nervous system doesn’t know what things cost. It knows how they feel.

Every building we spend our days in is quietly working on us, through light, sound, air and the way one room leads to the next. Over the years those small effects compound into how well we sleep, think and recover, and into what a place is worth to the people who own it. Drawing on my book, Designing for Health and Wealth, awarded Gold at the 2026 Living Now Book Awards, this keynote shows how to read a space for what it gives and what it takes, and why human value and asset value are built from the same decisions.

Often given to
Property investors, developers, hotel owners and leadership teams, and to any audience that spends its life in buildings, which is every audience.

Real luxury isn’t louder. It’s living longer, loving deeper and breathing easier.

Focus is not only a matter of discipline. It is also a matter of the room.

Most people now work in two places: an office designed by someone else, and a corner of home that was never designed for work at all. Both are shaping attention, stress and energy every hour of the day. This keynote brings the research on light, sound, nature, air and layout into everyday working life. It shows why some rooms help people settle into deep, unbroken work while others wear them down, and what makes a space feel like somewhere ideas want to happen. Audiences leave seeing their own desk, kitchen table and meeting room differently.

Often given to
Leadership teams, people and culture programmes and wellbeing events, and to any organisation that wants its people to do their best thinking, in the office or at home.

The best work happens in rooms that let people forget the room.

Buyers don’t only buy a property. They buy the life their body imagines inside it.

Long before anyone checks the floor plan, a buyer’s nervous system has already decided whether a home feels safe, generous or tiring. Light, ceiling height, sound and the view from the front door are read in moments and remembered as a feeling. This keynote shows agents and their teams what buyers are really responding to. It gives them a richer and more credible language for the value of a well designed home than square metres and finishes alone.

Often given to
Real estate agencies, prestige and project marketing teams and property conferences. Also available as a two-hour masterclass for agency teams, with workbooks and signed copies of the book.

The floor plan is read last.
